Graphite was engaged on an ECI basis to provide Construction Management services and undertake the refurbishment and expansion of 151 Property existing offices at 151 Castlereagh St Sydney.
151 Property were occupying Suite 602 (500m2) and were expanding to suite 603 to obtain an additional 215m2 of expansion space. The objective was to create a sophisticated workspace adopting an Activity Based Working environment.
Features include a quiet booth and banquette with Walnut laminate, coloured fabric wall panelling complemented with 151 LED signage, lighting and hanging planters; a breakout/kitchen area with polished concrete flooring and brass trims, concrete paint finish on walls and columns, stone bench top, kitchen joinery with a walnut laminate finish and pendant lights. The floor finishes extend to the office concierge and waiting area which is highlighted with a suspended circular planter box, LED lighting and reception joinery with a stone top.
The refurbishment allowed for dedicated zones for daily tasks and personal preferences. The zones created all of a range of work needs; uninterrupted high focus work, dual collaboration, informal and formal team collaboration and process work.
There is also a Social Hub where the team at 151 Property come together in an informal way as well as a Wellness Room for the team to take a break.
The works were delivered in a 5 stage construction program to ensure that 151 Property could maintain operations within the premises during the works with minimal disruption and allowing them to progressively take areas of the office space back as they were completed. This required detailed planning and a cooperative approach with all trade contractors, end users, and the building manager.
A lot of the work had to be delivered out of hours, in particular noisy and disruptive works such as floor grinding and spray painting of front of house soffits.
